Drain Cleaning and Clogged Drain Repair in North York

Storm backups at the floor drain, scaled cast iron, rooted clay laterals and condo kitchen clogs. We find the cause before choosing the tool.

North York Drains

What clogs North York drains

Most houses where we clear drains here date from the 1950s and 1960s: bungalows and side-splits in Willowdale, Bayview Village, Don Mills, Newtonbrook and Bathurst Manor. Waste drops through a cast iron stack, passes the basement floor drain and leaves in a clay lateral.

Scale inside the cast iron snags grease, and roots from mature front-yard trees push into loosened clay joints.

Drain Snaking

Drain snaking in North York homes

Most blockages here clear with a cable.

Find the blocked branch

We run fixtures one at a time. Laundry water rising at the floor drain means the line under the slab or the lateral is blocked.

Choose the opening

Post-war basements usually have a front-wall cleanout, often with a seized plug we replace; otherwise we use the floor drain or a toilet.

Cable, cutter, flow test

A small head for a kitchen arm, a root cutter for clay. Then we fill the sinks upstairs and watch the floor drain stay dry.

What you see and pay for

You see what the cutter brings back. Access, distance toward the street and any camera work set the price.

Floor Drains

Floor drain backups and sewer surcharge

Old, heavily loaded sewers can push storm water up the floor drains of a whole North York street, so we find the source first.

Hydro Jetting

Hydro jetting in North York

A jetter scours the whole pipe wall, if the camera says the pipe can take it.

When we jet

Grease-coated kitchen lines, roots that return soon after cabling, and heavy scale on sound cast iron. The camera goes back in to show you the result.

When we cable instead

Thin cast iron and cracked clay can break under jetting pressure, so we cable those and record the damage. Run length, grease or roots and the passes needed set the cost. See hydro jetting and drain camera inspection.

Camera & Locating

Camera inspection and locating the lateral

Footage replaces guessing and shows whose pipe the problem is in.

Recording the run

From cleanout to sewer connection, a distance counter logs each root, offset joint, crack and sag. You keep the recording.

Marking the spot

A locator above ground finds the camera head, and we mark its position and depth on the lawn.

Your side or the City's

Responsibility is usually split at the property line; the counter shows which side the fault sits on.

What the recording is for

Past your line, it goes to the City with your request to check their section. On your side, it backs our written price.

Laterals & Stacks

Clay lateral and cast iron replacement

When the camera finds collapsed clay, joints that roots keep reopening or cast iron rusted through, clearing only buys time. One bad joint is dug out and replaced with PVC; a failed run is replaced from the foundation toward the property line.

Cast iron often fails where the stack turns under the floor, so the concrete is cut along the drain and patched.

Utility locates come first; drains are out of use while the line is open. Depth, length, roots, paving and concrete cutting set the written price. See sewer line repair and replacement.

Backwater Valves

Backwater valves and the Toronto subsidy program

For surcharge, the fix is a mainline backwater valve under the basement floor.

What the valve does

A flap closes when sewage flows back; while it is shut, your own fixtures cannot drain either.

Camera, then concrete

We inspect first, because a valve fitted to cracked or rooted pipe cannot keep sewage out, and repair while the floor is open.

Built to City requirements

Installed under a building permit, left exposed for inspection, then finished with an access cover for cleaning.

Weeping tile and pumps

Where old foundation drains join upstream of the valve, a closed valve traps footing water, so the plan may add a sump pump.

The City of Toronto has run a basement flooding protection subsidy for backwater valves, sump pumps and related work. Check current eligibility with the City before booking. See sump pump installation and battery backups.

Condos

Condo and in-suite drain work

In the Yonge, Sheppard and Finch towers, a clogged drain is part plumbing, part scheduling.

Clogs inside the suite

Most sit in the arm between the kitchen sink or vanity and the stack. We pull the trap and clear it with a hand cable, never forcing a machine into a shared riser.

Stack clogs and building schedules

Water rising in a sink you never ran means the stack below is blocked, usually management's responsibility, so riser access and shut-off windows go through them. Building rules on timing affect the price. See clogged kitchen and bathroom sink repair.

Common Questions

North York drain cleaning FAQs

Why did my floor drain back up when the whole street flooded? +
The storm overloaded the sewer and pushed water back to the lowest opening in your house. A backwater valve prevents that, once a camera shows your pipe is sound.
Should my old cast iron and clay drains be jetted or snaked? +
The camera decides. Sound pipe with grease or scale jets clean; thin cast iron or cracked clay gets a cable, and we record the damage.
Is a blockage in my sewer lateral my responsibility or the City's? +
Responsibility usually splits at the property line. The camera's distance counter shows which side the fault is on; if it is the City's side, give them the recording.
Can I get the City of Toronto subsidy for a backwater valve? +
The City has run a subsidy for backwater valves, sump pumps and related work, but it sets the terms and eligibility, so check with the City first.
Do you clear kitchen drains in condo suites? +
Yes. Sink arm clogs are usually cleared from under the sink with no building shut-off; a blocked shared stack is scheduled through management.
