Rust stains in the sink, a rotten egg smell in the hot water, sediment in the aerators. Well water problems are specific, and so are the systems that actually fix them.
A large share of the properties around us draw from private wells rather than municipal supply: the edges of Holland Landing and the concession roads around Mount Albert and Queensville; the estate lots off Dufferin and Jane in King Township; the Whitchurch side of Stouffville around Ballantrae, Vandorf and Gormley; the rural concessions of Bradford West Gwillimbury around the Holland Marsh; and, in Georgina, everything beyond the Keswick and Sutton municipal supply, Pefferlaw, Udora, Virginia and older lakeshore properties that are still on private wells. That water arrives untreated, and what is in it depends entirely on the ground it came through.
The recurring problems are a short list. Iron leaves orange staining in sinks, tubs and laundry, and beyond small amounts it coats a softener resin bed until the softener stops working. Hydrogen sulphide produces the rotten egg smell that is usually worst on the hot side. Sediment and fine sand chew through fixtures and clog aerators. Bacteria are not visible at all, which is exactly why testing matters more on a well than anywhere else.
Each of those has its own treatment, and the order the stages go in matters as much as the equipment. Iron removal ahead of the softener, not after it. Ultraviolet disinfection last, after everything that would otherwise shade the lamp. Get the sequence wrong and good equipment underperforms from the day it is installed.

Well water needs a broader test than municipal supply. Hardness, iron, manganese, sulphur, sediment, pH and bacteria. Everything after this depends on what it finds.

Everything installs in the mechanical room on the line coming off the pressure tank, before the water heater, so the house supply is treated. A typical sequence on a local well is a sediment filter with a clear housing you can watch load up, then an iron filter tank, then the softener, then the UV unit as the last thing before the house. Each stage gets its own bypass valve, so a cartridge change or a lamp swap never means shutting the water off to the whole house.
Iron filters and softeners clean themselves by backwashing, usually set for the small hours, and they need a floor drain or laundry standpipe to backwash into and a grounded outlet for the valve. You will hear the backwash cycle run. A UV unit needs an outlet too, and enough room above or beside it to slide the lamp and quartz sleeve out at service time. The lamp is replaced on schedule, not when it stops glowing, because it loses disinfecting output long before it burns out.
