Holland Landing is an old village on the Holland River that has grown into a mix of housing types. The original village streets along Yonge Street North and around Holland Landing Road have homes going back a century or more, with the drains and supply lines to match. Around them are decades of infill and subdivision housing, and toward the river and River Drive Park there are lower lying properties that know exactly what a wet spring means for a basement.
Water supply is mixed. Much of the village is on municipal service, but properties on the edges and toward the concessions are on private wells, and the well water in this part of East Gwillimbury commonly carries iron and hardness. We test and treat it, and because it is our own community, we know the patterns street by street.
The problems that come up on our own streets, from the old village core to the river and the wells west of Yonge. Each has its own section below.

The village streets are on municipal supply. Properties on the edges of town and on the concessions west of Yonge draw from private wells, and the two need different equipment.
Well water out here commonly carries iron. It stains fixtures orange, builds up in the water heater and fouls softener resin until the softener quietly stops working. An iron filter goes in ahead of the softener, and the test result decides which type suits the well.
Iron shows. Bacteria have no colour, taste or smell, so a sample is the only way to know. Where a result calls for it, a UV water purifier goes at the very end of the line, after sediment and iron are out, so nothing shields bacteria from the lamp.
Municipal water in the village is treated but hard, the same as Newmarket next door. A whole house water filter at the point of entry, sediment and carbon for taste and odour, is often paired with a softener to protect every fixture downstream.
Every water filtration system we fit starts with a test, at the well or at the kitchen tap. The result sets the sequence: sediment, then iron or sulphur, then hardness, then UV. Equipment picked before the test is a guess.
A clogged drain in a century house on Yonge Street North is a different job from one in a newer house a few streets away. We clear it, then find out why it happened.
Homes along Yonge Street North and Holland Landing Road still have original drain lines in places, patched over generations. A slow basement or kitchen drain in one of them is often a sign of trouble in the line itself, not only in what went down it.
The infill and subdivision houses around the old village have newer drain lines. Their clogs are usually grease, wipes and hair, and a drain snake is normally the right tool for a clogged sink, tub or floor drain.
When the same line keeps clogging, a drain camera shows what is inside it. Hydro jetting scours the full pipe wall instead of punching a hole through the blockage, and the footage tells us whether the line needs cleaning or repair.
The trucks and parts are on Grist Mill Road, so a Holland Landing drain call is about as close to the shop as our work gets. Drain emergencies are answered 24 hours a day at 289-470-6221.
Water that comes up through a basement floor drain in heavy rain, on the lower streets toward River Drive Park, is coming from the sewer, not the ground. It needs a different fix from a sump pump.
In heavy rain the sewer can fill faster than it drains, and the lowest opening in the house, usually the basement floor drain, is where the water comes out. A backwater valve on the main building drain closes when flow reverses and keeps that water out.
Not every backup is surcharge. The sewer laterals serving the original village homes can be as old as the houses, and a cracked, sagging or root-filled lateral backs up in dry weather too. We camera the line before recommending a valve, a repair or a replacement.
Backups only during storms point to a backwater valve. Backups in dry weather point to the lateral. Some houses need both, plus a sump pump if groundwater is also getting in. A valve means opening the basement floor at the main drain, so the diagnosis comes first.
Several York Region towns have offered subsidy programs for backwater valves, and the terms change. Ask us about municipal subsidy programs when we quote, and check with the Town of East Gwillimbury on what is currently offered before the work starts.
Clear water seeping in at the floor or along the walls is groundwater. On the lower properties toward the Holland River and River Drive Park, a wet spring raises the water table and the sump pump does the work.
Where a basement takes on groundwater and has no pit, we install a pit and a pump sized for what the property takes on in a wet spring, with a check valve and a discharge line that carries the water well away from the foundation.
When a pump fails or is wearing out, we replace it with one matched to the pit, renew a worn check valve, and fill the pit with water so you watch the new pump start, empty it and shut off. Replacing a tired pump before the spring melt beats replacing it during one.
Spring storms fill the pit and knock out the power at the same time. A battery backup pump sits beside the primary and takes over when the power goes or the main pump fails, and a high water alarm tells you it had to.
Water-powered backup pumps rely on municipal water pressure, so they are not an option on the well properties west of Yonge. Battery backup is the answer there, and the battery needs testing along with the pump.
Holland Landing water is hard on heaters from both sides: hard municipal supply in the village, and iron, sediment and hardness on the wells.
Municipal supply here is as hard as Newmarket's. Scale settles in the bottom of a tank, and you hear it as popping or rumbling when the heater runs. Less hot water and slow recovery are the early signs. A leak at the base of the tank usually means water heater replacement, not repair.
On the edge-of-village wells, iron and sediment collect in the tank along with the hardness. Discoloured hot water from a tap that runs clear on cold points at the heater, and treating the water ahead of it protects the next one.
Before replacing anything we check the thermostat, the burner or elements, the anode and the relief valve, and flush out sediment. When the tank itself is sound, a water heater repair is the better spend.
A tankless water heater heats on demand and frees the space a tank takes up, but its heat exchanger is where hard water does its damage. On this water, scale protection belongs in the tankless installation from the start, not added after the first service call.
The original homes on the old village streets still have galvanized supply pipe in places, and it is behind many of the leaks and pressure problems we find in them.
Galvanized steel supply rusts from the inside. It sheds rust into the water, narrows until flow drops at the upstairs taps, and eventually weeps at the threads. Replacing the worst runs, or repiping the house, is the permanent fix.
A ceiling stain, a damp basement wall, or a water meter that keeps moving with every tap closed. We trace the leak to its source before opening walls, and on an old line it is often a corroded fitting or a joint between original pipe and a later repair.

Running toilets and dripping faucets are everyday repairs. On the well properties, iron stains bowls and aerators and wears valve parts faster, so we fix the fixture and tell you when the stain means the water itself needs treating.
