Iron and Sulphur in Well Water: Why It Happens and How We Fix It

If your toilet bowl has an orange ring a week after you scrub it, or your hot water smells like rotten eggs, you are not doing anything wrong. You are most likely on a private well in York Region, where the groundwater commonly carries iron and sulphur. Homes in Keswick, Georgina, King City, Stouffville, Bradford, East Gwillimbury and Holland Landing deal with this every day. Here is what is going on and what actually fixes it.

Where the iron comes from

Groundwater moves through soil and rock that contain iron minerals. As it does, it picks up dissolved iron you cannot see in a glass. The moment that water meets air, in the toilet tank, the tub or the laundry, the iron oxidizes and turns into the orange-brown rust stains you are fighting. A little manganese usually rides along with it and adds black or grey streaks.

Signs you have an iron problem:

• Orange or brown stains in toilets, sinks, tubs and on light-coloured laundry
• A metallic taste, especially in cold water
• A reddish tinge when you fill a white bathtub
• A softener that seems to stop working after a year or two

Where the sulphur smell comes from

The rotten-egg smell is hydrogen sulphide gas. It forms when naturally occurring bacteria in the well or aquifer break down sulphur compounds. It is rarely a health concern at the levels we see locally, but it is unpleasant, it corrodes metal fittings over time, and it can turn silverware black.

A useful clue is where you smell it:

• Hot water only. The problem is likely inside the water heater, where the anode rod reacts with sulphates. Replacing the anode with a different type often fixes it.
• Hot and cold water, every tap. The gas is in the supply itself and needs treatment at the point of entry.
• One tap only. It is usually bacteria in that drain or trap, not the water. Clean the drain first.

Why a softener alone does not solve it

A water softener exchanges hardness minerals for sodium. It will catch a small amount of dissolved iron, but well water in Georgina, King City and Bradford often carries more than the resin can handle. The iron coats the resin beads, the softener stops regenerating properly, and you are back to stains plus hard water. Sulphur gas passes straight through a softener untouched.

The order of equipment matters. Treatment goes in this sequence:

1. Sediment filter to catch sand and grit from the well
2. Iron and sulphur treatment, usually an oxidizing filter that converts dissolved iron and hydrogen sulphide into particles and traps them
3. Water softener for hardness
4. UV disinfection if bacteria are present or the well is shallow
5. Reverse osmosis at the kitchen sink for drinking water

Put the softener ahead of the iron filter and the iron fouls the resin, so the softener never gets a chance and you end up replacing it early.
